Today I had a rare opportunity to visit one of the most unique office spaces that New York City has to offer. The penthouse at 200 Park Avenue (Metlife Building) measures about 12,000 square feet and is a diamond in the rough. This partial 58th floor “sky palace” is currently in raw condition, with small windows and oversized duct-work. However, Tishman Speyer has major plans to transform this top floor penthouse into a “top of the line, top of the world” space. Per the below rendering, Tishman is exploring the installation of floor to ceiling windows and raised flooring throughout. As one can imagine, the unit boasts insane views to the north, east and south, and the large windows will add a dramatic “wow” factor to the space. Most importantly, the building is located directly above Grand Central Terminal and offers a direct point of access to transportation.
This office is ideal for a hedge fund, investment bank, family office, or private equity firm. Pricing has yet to be announced.
