Boutique Office Suites with Outdoor Areas

Our clients at HedgeFundSpaces.com often ask us to seek out some of the most unique offices spaces in New York City.  Since most hedge funds and boutique financial companies do quite a bit of entertaining, outdoor area is often seen as an attractive perk for both their investors and employees.    In an effort to honor the spring season, we thought it was worth highlighting the best availabilities in Midtown with outdoor spaces (click here for a video).  Though it is atypical to find boutique office spaces with outdoor areas, we came up with a list of the most appropriate office spaces that will allow you to enjoy some vitamin D.  Looking for other office spaces in New York City? 285 Madison Avenue-  285 Madison Avenue is in the midst of a massive $65 million redevelopment.  The upgrades will include a new lobby, mechanical and HVAC  systems, elevators, and a variety of tenant amenities such a tenant lounge, roof deck, bicycle storage and a gym facility with showers and lockers.  The construction is well underway and ownership anticipates everything being completed in June 2014.  The entire 21st floor measures 14,875 rentable square feet and boasts a tremendous amount of outdoor area.  The landlord will build-to-suit an incoming tenant’s needs.  Asking rent is $79 per rentable square foot.

350 Madison Avenue-  The penthouse duplex at 350 Madison Avenue is quite an exceptional space.  Offered from RFR, the entity that controls The Seagram Building and Lever House, ownership is known for possessing and maintaining world class assets.  With extra high-ceilings and a tremendous amount of natural light (compliments of four sides of windows), the entire 25th and 24th floors measure 2,554 and 7,178 rentable square feet respectively.  The 25th floor boasts a huge rooftop deck and the landlord will build-to-suit an incoming tenant’s needsAsking rent is $85 per rentable square foot.  Click here for a previous link to the space.

444 Madison Avenue 444 Madison Avenue, the building with the “Burberry” logo at the top, has two rare opportunities for small tenants.  Measuring 2,335 and 1,538 rentable square feet each, both units have huge outdoor areasThe landlord will build-to-suit to a very high standard for an incoming tenant’s needs.   Asking rent is $95 per square foot.

660 Madison Avenue  One of the northernmost buildings in Midtown, this office building is located directly above Barneys’ retail store.  Known as one of the best boutique buildings in The Plaza District, the asset recently underwent massive renovations to the lobby, elevator cabs, windows, common corridors and mechanical systems.  The partial 16th floor has a huge usable terrace and the landlord will build-to-suit an incoming tenant’s needs.  Asking rent is $130 per square foot.
