Located at the southeast corner of Central Park, 767 Fifth Avenue, widely known as The GM Building, remains one of Manhattan’s most iconic commercial properties. Built in 1968 and designed by architect Edward Durell Stone with Emery Roth & Sons, the building rises 50 stories and is clad in white marble. With its prominent Fifth Avenue frontage and central location, the GM Building has long attracted prominent tenants in finance, law, and technology.
The property is perhaps best known for its ground-level tenant: Apple’s glass cube entrance to its flagship store, which has become a modern-day landmark in its own right. Over the decades, the building has also housed General Motors’ corporate offices, CBS, Estee Lauder, and hedge funds such as Icahn Enterprises and Balyasny.
A new office sublease opportunity is expected to become available in September 2025 on the partial 43rd floor. The space, totaling 6,308 rentable square feet, is being offered by Patient SQ Capital and will be delivered built and furnished.
Currently under construction, the layout will include:
Six (6) private offices
Three (3) conference rooms
Open seating for approximately sixteen (16) professionals
A café-style pantry
Reception area with high-end finishes throughout, including natural stone, steel, and glass
With views of Central Park and southern Manhattan, the space offers a practical layout for small-to-midsize investment firms or professional services groups seeking a turnkey office in a central location.
In recent years, landlord Boston Properties has invested significantly in modernizing the GM Building. In addition to upgrades to common areas and systems, the building now includes:
Amenity Floor: A lounge and parlor with bar seating and informal meeting space
Fitness Center: Featuring personal training, cycling studio, group classes, showers, and locker rooms
Conference Center: Accommodates up to 265 people with flexible seating layouts
Food & Beverage Options: Onsite café, catering, and grab-and-go options for tenants
These updates reflect a broader trend across Manhattan’s top-tier buildings to offer enhanced in-building services and hospitality-driven environments.

Originally developed by the Uris brothers and acquired by General Motors shortly after completion, the GM Building has consistently stood out for its scale, location, and reputation. The building occupies a full block front on Fifth Avenue between 58th and 59th Streets, directly across from the Plaza Hotel and Central Park. In 2003, Harry Macklowe famously added the Apple store plaza to boost the building’s street presence, setting a new bar for integrating retail with office space.
Today, the GM Building continues to attract a range of tenants—from financial services and consulting firms to media and consumer brands—who value its central location, prestigious image, and robust amenity offering.
Opportunities like this Central Park-facing sublease are infrequent—especially at an address as established as 767 Fifth Avenue. If you’re exploring furnished office options in a landmark Midtown tower, this space is worth considering.
