High-End, Furnished Office Space in Brand New Construction

Hudson Yards is the largest private real estate development in the history of the United States and the most groundbreaking development in New York City since Rockefeller Center. When completed, the site will include more than 18 million square feet of commercial and residential spaces, comprised of state-of-the-art office towers, 100+ retail stores, and a plethora of restaurants curated by Chef Thomas Keller.

The first tower to be completed was 10 Hudson Yards, which opened in May of 2016.  Measuring 1.8 million square feet, the trophy office building was developed by The Related Companies, Oxford Property Group and Allianz Real Estate.  Due to the “flock to quality” mentality, many New York City tenants have been attracted to new construction that offers modern amenities and work/play balances.  As a result, the building has seen a tremendous amount of success, being 100% leased and primarily occupied by several household names, including Coach Inc., L’Oréal, SAP, Intersection, VaynerMedia, and Boston Consulting Group.

Overall, the Hudson Yards complex has seen a tremendous amount of leasing activity and interest from the majority of notable tenants in the market.  Though the center has no vacancy on a direct basis for smaller users for the foreseeable future, there is a unique opportunity for an extremely high-end sublease that just hit the market at 10 Hudson Yards.

Offered for sublease from CBAM, an alternative investment management firm, the partial 41st floor measures 5,992 rentable square feet.  Available for occupancy in March 2018, the sublease has a term that extends through April of 2022. Constructed to a very high standard, featuring 10′ finished ceilings, floor-to-ceiling windows and glass-fronted offices, the unit is column-free and boasts excellent light and views overlooking the Hudson River and Downtown Manhattan.  Currently built with 6 offices (including an executive corner), a small conference room, boardroom, and open area for 25 employees (floor plan here), the space is perfect for a hedge fund, private equity firm or any other financial services organization.
